Real estate listings take a lot of heat for using certain “code words.” Words like cozy, charming, and potential are no longer seen as simple descriptors; they’re seen as warnings. As if every agent is slyly slipping in a translation: Cozy = cramped, Charming = slanted floors, Potential = run.

Yes, some words are tired. Some are clearly doing damage control. Some are working a little too hard to distract you from the fact that the washer is in the kitchen and the bathroom window opens into the garage.

And yet…at least these words say something. They’re concise. They paint a picture—however cliché it may be. And let’s be honest, they’re a step up from calling it “a structure with four walls, a roof, and a mailing address.”

But if we must retire the classics, let’s have some fun with the replacements. Below is a list of overused listing words and the creatively questionable—but surprisingly functional—alternatives we could use instead. Bonus: we’ve included example sentences so you can see how they might look (and sound) in a real-life description.

1) Cozy

Alternates: Thermally efficient, nap-compatible, spatially intimate, warmly compact

“Spatially intimate home just right for introverts and minimalists who enjoy knowing exactly where they left their cell phone at all times.”

2) Quaint

Alternates: Time-travel adjacent, grandma-chic, historically seasoned, Norman Rockwell-ready

“Historically seasoned cottage with artisanal squeaky floors and a delightful resistance to symmetry.”

3) Potential

Alternates: Equity incubator, DIY-friendly, future-famous, imagination-ready

“If you’re to grow your net worth in a short period of time, this equity incubator is the perfect investment for you!”

4) Charming

Alternates: Asymmetrically delightful, personality-packed, vibes-based architecture

“Asymmetrically delightful 3-bed with interesting ceiling angles and personality bursting from every nook and cranny.”

5) Luxury

Alternates: Semi-opulent, tastefully overimproved, not-too-shabby-chic

“This tastefully overimproved home has a semi-opulent primary suite you’ll just adore.”

6) Updated

Alternates: Recently not outdated, HGTV-influenced, post-laminate renaissance, 21st-century compliant

“Both the post-laminate renaissance kitchen—with stone countertops—and the bathroom (blissfully free of powder blue or salmon pink tile) are fully 21st-century compliant.”

7) Custom

Alternates: Uniquely interpretive, one-of-a-kind-ish, artisanally unexpected

“Uniquely interpretive design choices throughout—including an artisanally unexpected backsplash shaped like a flamingo.”

8) Traditional

Alternates: Architecturally nostalgic, rule-following floor plan, respectfully retro

“Architecturally nostalgic colonial with a staircase that says ‘let’s respect the rules.’”

9) Oasis

Alternates: Tranquility zone, professionally Zenscaped, Om away from home

“Backyard Om away from home with enough greenery, shade, and silence to trick your nervous system into thinking you’re on a meditation retreat—until the Amazon driver shows up.”

10) Nestled

Alternates: Gently hidden, nature-embraced, affectionately tucked

“Sprawling ranch home gently hidden within your own private forest.”

11) Up-and-Coming

Alternates: Hipster hopeful, pre-vibrant, pre-pricey

“Hipster hopeful neighborhood with a strong flannel-to-farmers-market ratio and a coffee shop just trendy enough to charge $7 for oat milk slated to open soon.”

12) Affordable

Alternates: Budget-considerate, financially appealing, monthly-payment-friendly

“Budget-considerate 2-bed with just enough square footage for your furniture and your financial sanity.”

13) Vintage

Alternates: Pre-loved, lovingly preserved, avocado-accented

“Avocado-accented kitchen with heritage appliances and strong Brady Bunch energy.”

14) Stately

Alternates: Curb appeal with posture, great-great-grandparent-approved, dignified AF

“Dignified AF home with a front porch that demands a rocking chair and a glass of sweet tea.”

15) Ample

Alternates: Surprisingly generous, Costco-trip-compatible, bulk-friendly

“Bulk-friendly storage throughout—finally, a place where your 36-roll paper towel stash and emotional baggage can coexist in harmony.”

Real estate agents love giving away freebies. You know the type—little promo items plastered with their name, logo, and phone number, handed out at fairs, open houses, and community events. At first, you might think, “Oh, neat… a pen,” or “Another tote bag,” and then… well, you stash it somewhere.

The funny thing is, these items multiply. They show up in drawers, on your fridge, in your car, and even your junk drawer. And before you realize it, your home is quietly stocked with an entire arsenal of these oddly useful (and often underappreciated) giveaways. They’re way handier than you might expect, even if you can’t remember which agent they came from.

Here’s a list of 11 everyday things around your house that almost certainly came from a real estate agent—or probably more than one—and which you’re using way more than you think:

1) The Rubber Jar Opener

Opening A Pickle Jar Raphael Gomes GIFfrom Opening A Pickle Jar GIFs

It’s a thin, floppy circle of rubber with the faded logo of an agent you spoke to for 45 seconds at a community fair six years ago. You might not be able to remember (or even read) their name anymore, but every time a pickle jar fights back, you think about how they deserve at least a referral from you someday.

2) The Totally Useful Tote

I Love This Bag Shea Whitney GIFfrom I Love This Bag GIFs

You never planned on carrying around a bag with the face of some random Realtor on it. But that durable material, the size, and even the color of their brand all just hit differently than other bags when you’re looking for the perfect one to carry a watermelon and half a dozen Tupperware containers to a picnic.

3) The Notepad in the Junk Drawer

Notes Noted GIFfrom Notes GIFs

You don’t remember when it showed up, but there it is—sitting next to your keys, catching your random thoughts and grocery needs, one “don’t forget milk” at a time. No one needs 30 pages of “Call me when you’re ready to buy or sell!”… but you’re keeping it until the last sheet.

4) The Pen That Writes Surprisingly Well

Wow Amazing GIFfrom Wow GIFs

There’s nothing inherently fancy about it—just a pen with a business name on the barrel and a clicker that somehow still works after four years. But it writes like a dream. It glides. It flows. You guard it like it’s a Montblanc. If someone borrows it, you watch them until it’s back in your hand.

5) The Most Magnety of Magnets

Cake Fridge GIFfrom Cake GIFs

Even if you have a magnet from every tourist attraction you’ve ever visited on the fridge, the one you have from your local real estate agent is somehow the only one that actually has enough strength to hold up 9 take out menus…or one macaroni-art masterpiece from your child’s art class.

6) The Mini Calendar You Quietly Rely On

Look At A Calendar Schedule GIFfrom Look At A Calendar GIFs

You act like you don’t need it. You have a phone, a laptop, a smartwatch. But when you’re on the phone and someone says, “What day of the week is the 14th?”—you walk directly to the fridge, squint at that little square, and whisper thanks to whoever stuck it there.

7) The Ice Scraper in Your Glove Box That Saved You Twice Last Winter

Fargo Ice GIFfrom Fargo GIFs

You scoffed when they gave it to you in July. Then January came, your real scraper went missing, and suddenly the little branded one was your MVP. You never said thank you at the time…but you think it every time it comes in handy.

8) The Too Tiny Measuring Tape

Kpop Triples GIFfrom Kpop GIFs

It’s too small for anything serious. You’ve never used it to measure a room, but it’s helped with curtains, furniture, art spacing, and one very intense game of “Will This Fit in My Trunk?” And it still somehow retracts better than the expensive ones.

9) he Flashlight Keychain You Forget Exists Until It Saves You

Searching In The Dark Isaiah Howard GIFfrom Searching In The Dark GIFs

Most days, it’s just extra weight on your keys. But the night the power went out or you dropped something behind the dryer, it was your tiny beacon of hope. You pressed that little button, and for five full lumens of glory—you were the master of your fate.

10) The Sunglasses That Are Always Your Backup Pair

เบลล่าราณี Ranee Campen GIFfrom เบลล่าราณี GIFs

They’re branded. They’re plastic. They have a weird shape that doesn’t quite fit your face. But they live in your car, and they’ve saved your corneas more times than you’ll admit. You wouldn’t buy them—but you won’t throw them out.

11) The Umbrella That’s Been in Your Trunk Since 2019

Broken Umbrella Umbrella Fails GIFfrom Broken Umbrella GIFs

It’s small. It’s kind of hard to open. The logo is peeling. But it was free, and you’ll be darned if it hasn’t gotten you through more than one rainy soccer game or unexpected downpour outside the grocery store. One day, it will break dramatically mid-storm—but until then, it’s your knight in soggy armor.

A new study suggests that people who relocate—especially across cities or countries—aren’t just changing addresses. They’re changing the way they think.

In fact, Nobel Prize winners are far more likely to have lived in multiple places than their peers, and fast-tracked their breakthroughs by starting their most impactful work 2.6 years sooner than their peers. Scientists, creatives, and innovators throughout history have credited their breakthroughs to a change in environment that gave them new ideas, fresh perspectives, and unexpected connections.

No, moving won’t guarantee a call from Sweden—but it just might be the creative catalyst you didn’t know you needed.

And if you’re wondering where to begin? A real estate agent can be more than just someone who helps you find a home; they can introduce you to the places, people, and possibilities that could change everything.

Here are 7 examples of the type of person who just might find their next big idea—or even their life’s purpose—after a move:

1) The Burned-Out Professional

Losing Steam GIFfrom Burnt Out GIFs

You’ve achieved a lot, but the spark’s gone, and you need a new challenge…or maybe just some inspiration. A new city could shake up your routine, introduce you to new ways of working, or connect you to a problem begging for a better solution. Maybe you’re one environment away from reshaping your industry—or inventing something that outlasts you.

2) The Creative Who Feels Like Their Muse Moved Out

Im Runnin Out Of Creativity Corey Vidal GIFfrom Im Runnin Out Of Creativity GIFs

The ideas used to flow. Now? Not so much. What if your next novel, film, invention, or movement is just waiting for a different backdrop? Relocating can immerse you in a culture that cracks open your creativity—and what starts as a personal project could ripple out into something that resonates worldwide.

3) The Remote Worker With Global Potential

Teletrabajo Virtual GIFfrom Teletrabajo GIFs

If you can live anywhere, why not live somewhere that pushes you? A move to a city with a different energy, a stronger mission-driven community, or more like-minded entrepreneurs could help you create something that solves real problems—or empowers others to. The freedom you have might just be your secret weapon for world change, and elevate your work from functional to meaningful.

4) The Parent Rediscovering What Lights Them Up

Enrolled In College Melissa Mccarthy GIFfrom Enrolled In College GIFs

You’ve spent years building everyone else’s future—and now, maybe it’s time to look at your own. With the kids grown (and possibly off exploring their own distant corners of the world), why not trade your empty space for an entirely new one? A move could spark something you’ve always dreamed of… or awaken a passion you didn’t even know was in you.

5) The Retiree Who’s Not Done Contributing

Youre Not Very Good At Retiring You Suck GIFfrom Youre Not Very Good At Retiring GIFs

You finally have time. But more importantly, you have perspective. A new environment could give you the space—or the nudge—to mentor, research, build, or champion something bigger than yourself. It’s not too late to do your most meaningful work.

6) The Late Bloomer Ready to Reroute

Im Not There Yet Melissa Roxburgh GIFfrom Im Not There Yet GIFs

You’re not lost—you’re just not there… yet. Relocating might offer a clean slate, a clearer head, or just enough newness to finally pursue the education, mission, or idea you’ve been circling. Sometimes, changing your where is exactly what gets you there.

7) The Quiet Genius Living Next Door (Yes, You)

Genius Well GIFfrom Genius GIFs

You’ve got ideas. Observations. A way of thinking that’s just different. But maybe you’ve never been in the right environment to unleash that. A relocation could place you where your strengths are needed, where your voice gets heard, and where your idea could finally take root—and make a real difference.

Moving somewhere new is supposed to be a big change… right? New roads, new people, new everything. But once the boxes are unpacked and life settles in, you might start to notice something unexpected:

Despite the change in ZIP code, something about your new town feels oddly familiar. Like you’ve seen this all before—even if you’re hundreds of miles from where you started.

Maybe it’s déjà vu. Or maybe it’s just that every town, in its own charming way, comes with a few things that never seem to change.

Here are a few of those curiously predictable, small-town-to-big-town, coast-to-coast quirks that pop up in almost every move:

1) That One Restaurant Everyone Raves About

Pretty Good Pasta Enjoying Food GIFfrom Pretty Good Pasta GIFs

It’s the place. There’s always a wait. People talk about it like it’s the greatest thing since sliced bread… even though their bread (and everything else) is just okay at best.

But eventually, you’ll hear yourself telling someone new, “Oh, you absolutely have to try it.” Do you mean it? Probably not. But hey, some things are just part of the initiation.

2) That Quirky Person Everyone Just… Knows

Who Is That Person Arielle Scarcella GIFfrom Who Is That Person GIFs

There’s always that one quirky person you see everywhere. Usually walking around in what could easily be mistaken for a costume—but nope, that’s just their everyday outfit. Everyone gives them a friendly nod or wave as they go about their business… even though no one’s entirely sure what that business is.

At some point, you’ll start to wonder if this person is getting paid to just look interesting and wander around town for ambiance. Because honestly? It’s working.

3) The Local Facebook Group Sounds Awfully Familiar

Why Does That Sounds Familiar Jevon Mcferrin GIFfrom Why Does That Sounds Familiar GIFs

At first, you’ll swear you’ve stumbled into a post from the group where you used to live. Same complaints about people driving too fast in the 25 MPH zone. Same passive-aggressive question about what time it’s “acceptable” for landscapers to start on a Saturday. Same dog keeps getting loose… again.

But then you realize these aren’t the usual names. Different town. Different people. Same script. And somehow, it’s still your favorite thing to scroll at 10 p.m. when you should be asleep.

4) Everyone’s Got Their Groove (Including You)

Seinfeld Happy Dance GIFfrom Seinfeld GIFs

At first, it feels random. But over time, you’ll start seeing the same people at the same time doing the same things—on walks, in line at the drive-thru, or that restaurant in town everyone raves about that you end up going to every week at the same time (even though you still think it’s just okay). Suddenly, you’re part of the rhythm.

5) The Grocery Store Layout

Grocery Turn Back GIFfrom Grocery GIFs

The grocery store layout makes zero sense, but give it two weeks. You’ll know where everything is, have a favorite cashier, and a vendetta against the self-checkout in no time. And then they’ll change the layout again for no good reason.

6) You’ll Feel Like a Local Faster Than You Think…

There Is No Better Pizza Than Chicago Deep Dish Nick Gehlfuss GIFfrom There Is No Better Pizza Than Chicago Deep Dish GIFs

You’ll start giving directions. You’ll have firm opinions about the best pizza place. (Although it’s still nowhere near as good as the place you used to go in your old town. But it’s good…for around here.) You’ll casually mention “what this weather usually does this time of year.” And just like that, it won’t feel new anymore.

7) …But Some Folks Will Always Think You’re Not “From Here”

A Summer Romance Erin Krakow GIFfrom A Summer Romance GIFs

Some locals have been here since birth. So were their parents. And their parents’ parents. They’ve seen “too many changes,” and they’re not shy about saying so—loudly, and often.

Yup, every town has that crew who’ll make you feel like a newcomer… even after you’ve lived there 20 years. It’s fine. You’re not trying to rewrite the town charter. You just want to enjoy the farmers market in peace.

8) The Real Estate Agent Whose Face You Can’t Escape

Mine Is The Best Mariah Milano GIFfrom Mine Is The Best GIFs

They’re on every bench, billboard, and grocery cart—maybe even a commemorative mug somewhere. You don’t know them personally, but you know their tagline by heart. Still, whether you worked with them or not, you’ll swear your agent was the best in town. You might even say so in the local Facebook group when someone asks for recommendations. (Just sayin’…)

Technology keeps changing the real estate game, but what if the next big thing for sellers and their agents wasn’t AI… but a Roomba? That’s right—the humble robot vacuum.

Researchers recently compiled a list of 104 ways robotic vacuums could be repurposed to do more than just chase dust bunnies. Sure, some of the ideas are far-fetched and may never make it past the brainstorming stage. But if researchers are really looking for creative ways to upgrade these rolling robots, home sellers and their listing agents could certainly add a few things to the list!

Here are six clever ways a robotic vacuum could come in handy while someone’s home is on the market:

1) Pet Wrangler

You Can'T Escape It GIFfrom Cat GIFs

For listings with pets, it’s common for showing instructions to include a polite plea, such as: “Please don’t let the cat out.” But even the most alert agent can struggle with a determined escape artist. While they’re trying to let their clients in though a barely-cracked door, that cat is already plotting its exit.

So, since many pets are naturally terrified of robot vacuums, why not program one to cut them off at the pass and scare them away from the door long enough for the agent and buyers to come in through the door, without having to shimmy their way in.

2) Shoe Patrol

Running From Vacuum GIFfrom Funny GIFs

Even when it’s in the listing instructions, spelled out in the showing notes, and backed up by a little basket of booties near the door, some buyers ignore the simple request to take off their shoes while walking around the house.

It would be great to be able to program it to follow them around as a not-so-subtle reminder, and if they continue to ignore the hints, it should get progressively more aggressive and start bumping into their feet until they get the hint.

3) Feature Tour Guide

Hallway Roomba GIFfrom Hallway Roomba GIFs

Even the best buyer’s agent isn’t going to know the house like the owner or the listing agent and can overlook a cool hidden feature. A well-trained Roomba could cruise over and politely interject itself into the conversation when it senses that the agent is overlooking a selling point.

4) Feedback Enforcer

Roomba Outside GIFfrom Roomba GIFs

Getting a buyer’s agent to give you feedback on how the showing went can be like pulling teeth sometimes. So rather than having to hound them with countless calls and text messages, just make it mandatory for them to give you feedback before they even leave the house.

Having the ability to program one of these to roll up and block the exit until the agent and their buyers provide some constructive feedback would be a gamechanger. And, if need be, perhaps it can follow them out the door and to the next showing until they do.

5) Key Keeper

Choopo Jingle GIFfrom Choopo GIFs

Every agent has a story (or two!) about how they got home only to find a random house key in their pocket from one of the houses they showed that day. It’s embarrassing and a nuisance for the buyer’s agent, and it can get in the way of the seller’s house being shown in the meantime.

So having a little robotic assistant give agents a quick reminder to check their pocket before leaving could save everyone a lot of time and aggravation.

6) Timely Texts

Cleaning Will Future Robots And Ai Take Over GIFfrom Cleaning GIFs

Ideally, sellers leave the house to give buyers enough time and space to look around. What isn’t ideal is that sellers often drive aimlessly around town for 45 minutes just to make sure they gave them enough time.

Problem is, they never know exactly when to come back. So it’d be a huge plus if their robotic vacuum could scan the house to make sure the buyers are gone, and send a text letting them know it’s safe to return as soon as the showing wraps up!

Moms have a signature way of getting their point across — usually in one-liners that are equal parts hilarious, heartfelt, and impossible to forget. Turns out, a lot of those classic “mom-isms” translate perfectly into real estate advice.

Whether you’re house hunting, prepping to sell, or knee-deep in negotiations, a little classic mom wisdom can go a long way. Just like mom, a good real estate agent is there to keep you safe, smart, and maybe even out of a little trouble along the way.

Here are 12 things moms say that translate especially well when it comes to buying or selling a home:

1) “Don’t go getting your hopes up.”

You Know What I Was Really Hoping Paul Denino GIFfrom You Know What I Was Really Hoping GIFs

Translation: Don’t fall in love with listings you can’t afford.

Scrolling through dream homes that are way over budget might be fun… until reality crashes the party. Getting emotionally attached to features that aren’t in reach can make it harder to appreciate the homes that are. Stick to looking at homes within your budget, no matter how tempting it is to just see what bumping up your budget could get you.

2) “Because I said so.”

Do What You'Re Told GIFfrom Because I Said So GIFs

Translation: Sometimes your agent just knows best.

You might not immediately understand why your agent is insisting on certain paperwork, timelines, or strategy, but there’s probably a good reason. Years of experience come with instincts that don’t always need explaining.

3) “If your friends jumped off a bridge, would you?”

Mom Life Make Good Choices GIFfrom Mom Life GIFs

Translation: Just because someone you know sold their home without an agent—or bought without one—doesn’t mean you should.

Every home, every market, and every situation is different. What worked for them might be a disaster for you. Skipping out on professional guidance can mean missing crucial details, missteps in negotiation, or major legal headaches. Just because someone else went it alone doesn’t mean it’s the smart move for you.

4) “What am I, your maid?”

Translation: Your agent isn’t there to clean up after you — even if it’s tempting.

Whether it’s showing up for listing photos or getting ready to host an open house, agents often face a moral dilemma: to clean, or not to clean.

In principle, they shouldn’t have to lift a finger; they’re there to market and sell your home, not scrub the countertops. But they also want your home to shine, and sometimes that means straightening a pillow or hiding a laundry basket. Help them help you: a clean, photo-ready home makes everyone’s job easier (and your sale more successful).

5) “I’m going to count to three.”

Ozge Gurel Bay Yanlis GIFfrom Ozge Gurel GIFs

Translation: If you love a house, don’t wait to make an offer.

In a competitive market, dragging your feet can cost you. If your gut (and your agent) says it’s a good fit, act quickly—or someone else will.

6) “Don’t make me turn this car around!”

Claire Driving GIFfrom Claire GIFs

Translation: Stay focused and don’t derail your own deal.

Getting distracted by impulse buys, last-minute cold feet, or dramatic detours (like switching lenders mid-process) can take everyone off course. Stay on track so you don’t have to start the journey all over again.

7) “What part of ‘no’ don’t you understand?”

I Said No I Said What I Said GIFfrom I Said No GIFs

Translation: If your offer is too low, it’s gonna be a no… no matter how you spin it.

You can try to justify a lowball offer with creative comps, taking jabs at the condition, or citing market trends, but if the offer feels like an insult, most sellers won’t bother entertaining it. In many cases, it’s a hard no—not a starting point for negotiation. If you’re serious about the home, come in with an offer that shows it.

8) “My house, my rules.”

Im The Mom And I Make The Rules Jolie Jenkins GIFfrom Im The Mom And I Make The Rules GIFs

Translation: Respect sellers’ preferences during showings.

If they ask you to take off your shoes, do it. If a room is off-limits or they don’t want you to try and pet their adorable (but feisty) chihuahua, honor that. It’s still their home, so act accordingly while sizing up whether or not it’s your future home.

9) “I don’t care who started it, I’m finishing it.”

Im Going To Finish It Real Housewives Of Atlanta GIFfrom Im Going To Finish It GIFs

Translation: Negotiations shouldn’t turn into finger-pointing contests.

When tensions rise, the goal isn’t to assign blame—it’s to keep the deal moving forward. A good agent (and a little mom-style authority) can help smooth things over when both sides dig in.

10) “You better wipe that look off your face.”

Wipe That Silly Grin Off Your Face Serious GIFfrom Wipe That Silly Grin Off Your Face GIFs

Translation: Don’t let your emotions show during showings… someone might be watching.

When looking at a home, keep your poker face until you’re safely back in the car. Don’t gasp, cheer, or grimace during a tour, especially if the seller or their agent is nearby. But cameras are everywhere these days, so keep your cool even if nobody is there. .

11) “I’m not a taxi service.”

No Its Not Personal Lindsey Kraft GIFfrom No Its Not Personal GIFs

Translation: Agents are there to help—not to chauffeur.

Years ago, it was common for buyers to hop in their agent’s car and go from house to house. These days, most buyers meet their agent at each property or follow in their own car. It’s nothing personal, it’s just that many agents no longer offer rides due to insurance, liability, and safety concerns.

12) “I love you.”

Valentine Son GIFfrom Valentine GIFs

Translation: Agents truly care about their clients.

It’s not just about closing a deal—it’s about protecting your best interests every step of the way. Whether it’s steering you away from a risky decision, negotiating hard on your behalf, or giving you a little tough love when it counts, a good agent is in your corner from start to finish. And if you want to show them a little love in return… send them referrals! That’s the real estate equivalent of a great big hug.

Think you’ve got a good eye for real estate? Listing photos can reveal a lot more than just square footage and staging, especially if you know what to look for.

Agents are trained to catch the little things that others might miss—the kind of stuff that can hint at a home’s true condition, value, or quirks.

Take this quiz to see how your instincts compare. You might be more real estate savvy than you think!

The Rules:

For each question, pick the answer that feels most like your gut reaction—and note the point value. At the end, total up your score and check your results!

1) What’s the first thing you notice in a listing photo of a bathroom?

The outdated 1950’s tile. (2)

The toilet seat was left up by the photographer. (3)

The double sinks. (1)

2) In the kitchen photo, you immediately zero in on:

The mail pile that was oh-so-neatly arranged instead of just… hidden. (3)

The laminate countertops pretending to be granite. (2)

The high-end appliances, gleaming like they’ve never been used. (1)

3) A listing describes the home as “cozy.” You assume:

It probably has a fireplace and a nice reading nook. (2)

It’s even smaller than the listing photos make it seem. (3)

It’s small. (1)

4) You see a photo of a backyard with a high privacy fence. You think:

“Nice! No nosey neighbors.” (1)

“I better watch where I step when I’m checking out the backyard!” (3)

“Perfect for letting the dog out while wearing pajamas.” (2)

5) A bedroom photo features a bed with sixteen pillows. Your gut reaction?

“Those actually make the room seem smaller…” (2)

“Making the bed while their house is on the market has got to be a pain in the neck!” (3)

“Somebody is addicted to HomeGoods!” (1)

6) The home’s listed as “move-in ready,” but the photos show popcorn ceilings. You:

Look for signs of shag carpeting in the rest of the photos. (3)

Presume the house is clean, but not all that updated. (2)

Don’t even notice. (1)

7) The living room photo has a giant mirror across from the window. You assume:

The owner is into feng shui. (2)

The photographer is in it, crouching weirdly behind a plant. (3)

It’s a classy touch. (1)

8) The listing says “Needs TLC.” You translate that to:

“Bring your imagination, a dumpster, and a tetanus shot.” (3)

“It’s going to need more than just paint and throw pillows.” (2)

“Ooh, the perfect excuse to go to Home Depot!” (1)

9) You come across a close-up photo of something like a banister or light fixture. Your first thought is:

“The owner probably insisted on the agent including that photo…” (2)

“Just because the camera can zoom doesn’t mean it should.” (3)

“The listing agent has a real eye for marketing the finer details of a home.” (1)

10) The first photo in the listing isn’t the front of the house. You assume:

They’re definitely hiding something about the exterior or location of the house. (3)

That’s probably just the coolest part of the house and they want to focus on it. (2)

That’s odd. Probably just uploaded out of order. (1)

Scoring:

Add up your points!

24–30 points: “You think just like a real estate agent.”
You can smell a flipped house through a screen and spot poorly staged fruit bowls from a mile away. Are you sure you’re not licensed?

16–23 points: “You’re real estate aware.”
You’ve got good instincts and a solid read on what’s normal… and what’s suspicious. You’d probably never fall for a fisheye lens trick.

10–15 points: “You’re too trusting for this market.”
You’re mostly focused on the big picture—and that’s okay! But when it comes to real estate, the little things can make a big difference. Partnering with an agent might help you catch things you didn’t even know to look for.

When you think of surfing, you probably picture California, Hawaii, Utah… Wait a minute! Utah?! There’s plenty of other places that could be added to that list, but Utah definitely isn’t one of them.

But according to Yahoo Finance, one developer is looking to build an inland surf community in Washington, Utah. Sixty-five homes will be built around two concrete-lined lagoons designed specifically for surfing, catering to the cowabunga crowd who don’t live on (or anywhere near) the coast.

Sure, building a surf community in the middle of Utah sounds entirely out of place—but if the demand is there, these niche communities might just become the next big wave in real estate.

So let’s have some fun and take a look at 7 other creative concepts developers might want to consider if this one takes off:

1) The Seattle Sunbather’s Sanctuary

Seattle Clouds GIFfrom Seattle GIFs

If you’re chasing sunshine, Seattle might not be your best bet. But for the sun-deprived souls longing to tan year-round, this neighborhood parts the clouds—literally. Industrial-grade fans help break up the gloom, while retractable UV domes give every home its own slice of artificial summer. Mandatory sunglasses and a strict ‘no umbrellas’ policy help preserve the sun-soaked vibe of this cloud-defiant community.

2) The Texas Ice Fishing Preserve

Ice Fishing Viralhog GIFfrom Ice Fishing GIFs

Texas and ice rarely go together—unless you’re ordering sweet tea. While fishing is a Texan pastime, ice fishing? Not so much. While freezing water outdoors might have a snowball’s chance in, well, Texas, each home has a climate-controlled basement “pond” so residents can drill a hole, drop a line, and chill…literally. For added effect, frosted window decals and icicle string lights adorn the outside of the homes.

3) The Quidditch Quarters of Pottersville

Quidditch Quidditch Premier League GIFfrom Quidditch GIFs

Pottersville, NY might not be on the Hogwarts Express route, but the town name begged for a Quidditch-themed community for all the muggles looking for a place to play. This enchanted enclave gives wizarding wannabes a place to soar. Pitch-side cottages, broomstick lockers, and Golden Snitch drills every Tuesday make it ideal for semi-pro seekers and recreational Beaters alike.

4) The Manhattan Monk Mode Meadows

Quiet Please GIFfrom Mrs Maisel GIFs

Seeking peace and quiet in the city that never sleeps? Good luck. But for those craving silence in the middle of Manhattan madness, this community delivers. Each apartment is triple-insulated, blackout skylights block the buzz, and there’s a strict 8PM whisper curfew. Residents wear noise-canceling headphones in the common areas, and use hand gestures to communicate.

5) Kansas Cliffside Estates

Top Rope GIFfrom Top Rope GIFs

Kansas is so famously flat, it once got compared to a pancake — and the pancake won. But for climbing enthusiasts craving that vertical life, the Kansas Cliffside Estates offer the next best thing. Imported boulders dot the landscape, artificial cliffs tower (relatively speaking), and the neighborhood gondola system gently glides across three feet of elevation change. Think climbing gym meets luxury suburb. Toto, we’re definitely not in Kansas anymore.

6) The Florida Alpine Village

Davos Ufaunfaba GIFfrom Davos GIFs

This palm-lined subdivision features indoor ski slopes, simulated snowball fights, and cozy lodges blasting fireplaces even when it’s 90 degrees out on a cool day. Residents are required to own at least one ugly holiday sweater. Warning: skis may melt if left outside.

7) The Silicon Saddle Club of San Francisco

Office Cowboy GIFfrom Tv GIFs

Perched on a hillside near the tech capital of the world, this frontier-inspired enclave swaps Teslas for hayrides and kombucha taps for beer barrels. This tech-meets-Old-West neighborhood lets software engineers live out their rootin’-tootin’ dreams. Residents rotate between debugging code and bucking broncos. Daily activities include barn hackathons, lasso & latte socials, and the annual “Pitchfork & Pitch Deck” talent show.

If you’re wondering why a good old-fashioned tape measure wouldn’t suffice, you’re not alone. But at the same time, it’s kind of practical…if you can get past the befuddled stare of your real estate agent as you walk up to the house looking like you’re walking up to the register at HomeGoods.

Actually, come to think of it, that might spice up the whole homebuying process! And after all, a tape measure tells you dimensions, but it doesn’t always tell you how something feels in a space. So why stop with plates and hangers?

Here are 6 other offbeat things you could bring on a home tour to help decide whether a house truly fits your life:

1) Your Phone Charger

Phone Yank Anime GIFfrom Phone Yank GIFs

We’ve all played the bedtime tug-of-war with a charger cord that’s juuust a few inches too short. So bring your actual charger to a showing, plug it in, and do a little test run to see if it can reach your bed from the nearest outlet. Will you be able to doom-scroll comfortably, or are you in for nightly cable gymnastics?

2) Your Laundry Basket

Laundry Laundry Day GIFfrom Laundry GIFs

Laundry isn’t fun to begin with, so the last thing you want is to deal with a hallway or stairwell that feels like a full-contact sport every time you do laundry. Carry it around with you as you tour the home to make sure it fits around corners and staircases. See how many times you need to adjust the way you’re holding it in order to avoid scraping your knuckles on the wall.

3) Your Roomba

Roomba Fail Dog GIFfrom Roomba Fail GIFs

If you own a Roomba, you know the struggle. It can easily get stuck in a corner, trapped behind furniture, or—worst of all—find a cliff to jump off of like a lemming. If you’re eyeing a home with open staircases, high thresholds, or tricky floor layouts, bring your trusty Roomba and see how it handles the terrain.

If your trusty robot vacuum gets stuck under a cabinet lip, trapped between chair legs, or nearly takes a tumble down the stairs, you’ve just uncovered a few quirks that no floor plan would warn you about.

4) Your Average Dirty Dish Stack

Sydbank Dishes GIFfrom Sydbank GIFs

Do they all fit in the sink? If not, how do they look on the surrounding counter area?

Let’s face it, no one has a perfectly tidy kitchen all the time. So, it’s worth testing whether your usual post-dinner chaos can fit entirely in the sink. Bring your dirty dish stack (or just simulate it with a few clean ones if you think that’s a bit over the top) to see how much space is actually available for your typical everyday mess.

5) The Bulk Toilet Paper or Paper Towels You Buy

Stockpile Toilet Paper Viralhog GIFfrom Stockpile Toilet Paper GIFs

Buying in bulk is a great way to save money, but finding a place to plop them once you get them home can be quite the challenge. Before you commit to a new home, make sure your bulk TP or paper towels have somewhere to live. And if there isn’t room for one of those bad boys, what’re you gonna do if there’s another pandemic?!

6) Your Bathroom Caddy or Shower Products

Shower Crazy GIFfrom Shower GIFs

Those sleek built-in ledges look nice… until your shampoo bottle does a swan dive every morning. Bring your actual shower setup or caddy and do a little staging in the tub. Can everything sit securely? Is there a spot for your razor, loofah, or absurdly tall conditioner bottle? Or are you going to need suction cups and a prayer?

When a seller puts their home on the market, there’s always that mix of excitement and anxiety. Best case scenario? A strong offer rolls in right away. But there’s always that lingering fear in the back of their mind… what if someone throws out a number so low it’s almost insulting?

Sometimes that fear becomes reality. The dreaded lowball offer shows up, and the seller has to resist the urge to throw their phone across the room. Luckily, most of the time, their agent steps in with a calm, professional response—because keeping things civil is how deals actually get done. Still, that doesn’t mean the seller doesn’t wish they could say what they’re really thinking.

While you probably shouldn’t use any of these ideas, here are a few creative, sarcastic, and completely unfiltered responses that’ll at least give you a laugh:

1) Send Them a ‘Go to Jail’ Card

Amideslobbies Money GIFfrom Amideslobbies GIFs

Since we’re apparently using Monopoly money to make offers, it only feels right to respond in kind. A “Go to Jail” card should do the trick; after all, making that kind of offer should be a crime. Bonus points if it’s hand-delivered in a tiny plastic thimble.

2) Tell Them You’ll Meet Them in the Middle…

Come Over Come On GIFfrom Come Over GIFs

Lowballers often have their sights set on “meeting in the middle” between your asking price and their insulting offer. So come right out the gate saying you’d be glad to meet them in the middle…right after you raise your list price to exactly two times the current price! They’ll go from feeling triumphant to embarrassed in the short time it takes you to finish the sentence.

3) Send Them an Old-School Calculator

250000 Calculator GIFfrom 250000 GIFs

Lowballing might’ve worked back in the day, but so did fax machines. If a buyer wants to use outdated tactics, the least a seller can do is match the energy. Send them a basic, old-school calculator with a note saying: “Clearly the one on your phone isn’t working—or you still don’t know how to find the app. Try this instead.”

4) Give Them a Housewarming Gift… for Their Current Home

The Office Pam Beesly GIFfrom The Office GIFs

Print out their offer, slip it into a nice frame, and send it back as a thoughtful little present with a note that says: “Figured you might like some fresh décor to help your current home feel a little new again…since it looks like you’ll be staying there for a while if you keep writing offers like this.”

5) Ask for a Ride in Their Time Machine

Delorean Time Travel GIFfrom Delorean GIFs

Tell them you’ll be happy to consider their offer if they’ll throw in a free ride in their time machine, since they clearly just used to find comps for their offer!

6) Send Them a Spotify Playlist

Nsync Jc GIFfrom Nsync GIFs

No words necessary—just a playlist with the following bangers:

“You Can’t Always Get What You Want” – The Rolling Stones

“Dream On” – Aerosmith

“Bye Bye Bye” – *NSYNC

Set the vibe. Let the lyrics do the talking.

7) Counter With an Expired Coupon

I Have A Coupon Gerry Dee GIFfrom I Have A Coupon GIFs

Create a fake coupon that says:

“$100,000 off any home purchase!”
Expires: June 2009

Circle the expiration date and include a sticky note:

“This is the last time your offer would’ve worked.”
