There’s legitimate data behind it. Buyers could see more homes for sale, less competition, more price reductions, and homes taking longer to sell than they did during the busier spring and summer months.

If that sounds tempting, it doesn’t necessarily mean you should clear your schedule, race out to see every new listing, and make sure you’re under contract before the clock strikes midnight on October 3.

The “best week” comes around every year, usually right around this time. This year, it happens to be September 27 through October 3. Here are the dates going back a few years:

  • 2025: October 12–18
  • 2024: September 29–October 5
  • 2023: October 1–7
  • 2022: September 25–October 1
  • 2021: October 3–9

But that doesn’t mean you should mark your calendar and put off your home search until this time next year either.

But Is It the Best Week for You?

It’s defined as the “best week” based on broad, nationwide trends. There’s no guarantee that every local market, neighborhood, or house will follow those same trends.

It also doesn’t mean every home is suddenly a bargain. Real estate values aren’t marked down like cars, furniture, or appliances during a holiday sale. We’re talking about thousands and thousands of individual home sellers, each making their own decisions.

There’s absolutely no guarantee that the “best house” for you will be listed for the “best price,” or even be on the market at all during that timeframe.

Besides, a lower price won’t feel like much of a bargain if you rush into buying the wrong house just to take advantage of the “best week.”

If you’re already prepared, pre-approved, and actively searching, this week could be well-timed. You may have more choices, more breathing room, and a better chance of negotiating favorable terms.

But if you’re only beginning to think about buying, don’t let a headline convince you that you have seven days to make one of the biggest decisions of your life.

Even if you aren’t ready to buy a home during the “best week,” how the headline made you feel may speak volumes.

Did it catch your attention? Did you immediately wonder what homes are available in your price range? Did the possibility of less competition and more negotiating room make buying feel more appealing?

It doesn’t mean you should hurry up and buy a house. But it may be a solid sign that you should put yourself in a position to buy when the right house at the right price comes along, whether that’s in a week or two, a month or two, next spring, or even this time next year.

After all, the headline probably wouldn’t have resonated with you if buying a house weren’t already somewhere in the back of your mind. This may simply be the sign you needed to finally address it.

Some people may rush out unprepared and make a decision they later regret. Others may ignore the feeling entirely, only to wish they had started preparing sooner when the right opportunity comes along.

The better approach is to let the headline prompt you to start the process, so you’ll be ready whenever your own “best week” arrives.

The designated “best week” may only last seven days, but many of the conditions behind it could continue well into the fall.

The spring and summer rush is behind us. Many families hoping to move before the school year have already done so. Fewer buyers tend to be searching as the weather cools and the holidays approach. Homes that didn’t sell during the busier months may have sellers who are more willing to negotiate, especially if they hope to move before the end of the year.

That can create a calmer environment for buyers, with more time to compare homes, schedule inspections, negotiate favorable terms, and make a confident decision.

So, if you aren’t ready to buy during the “best week,” you haven’t necessarily missed your chance. Use the news as a reason to start preparing, not rushing.
